THE NEED TO INTEGRATE ENVIRONMENTAL CONSIDERATIONS INTO THE CADASTRAL VALUATION ESTATE

Under environmental factors or environmental factors in the assessment of real estate is defined as any natural phenomenon or the quality of the environment and its individual components, as well as a qualitative condition of the real estate of the elements themselves, affecting the value of the property. The article is an example of one of the negative environmental factors - emissions of pollutants by the example of the city of Arzamas Nizhny Novgorod region. The dynamics of the number of objects, the dynamics of emissions of air pollutants from stationary sources and dynamics of the cost of environmental protection in the city of Arzamas. Analysis of environmental factors lead to the conclusion that you need to take them into account when determining the cadastral value.
